Terms and Conditions




ACCEPTANCE

Guests are deemed to have read and accepted these terms and conditions upon booking the accommodation with us. The person responsible for the booking is required to sign an acknowledgment of these terms and conditions at check-in. In the event of a dispute, Waterfront Melbourne Apartments’ decision is deemed final.


CONDITIONS OF STAY

Guests are made fully aware of booking an apartment in a residential building. Parties, functions or gatherings are strictly prohibited. Guests will be immediately evicted if caught having a party or gathering after 10PM or having an excessive number of visitors. Full loss of payment, entire security bond and any eviction cost will apply to the person responsible for the booking.

The property reserves the right to not take group bookings apart from corporates attending events at Melbourne Convention and Exhibition Centre.

The number of guests should not exceed the number stated on the booking confirmation.

Disturbance to our neighbours, including excessive noise, loud music, bad behaviour, and breach of recreational facilities rules are strictly prohibited. Non-compliance with the building rules and conditions of stay will result in immediate eviction. Full loss of accommodation payment, loss of security bond and eviction costs of up to AUD$2,000 may apply. Guests will be liable to pay eviction costs by signing the guest agreement form. By breaking building rules and breaching our conditions of stay, you irrevocably harm the business branding and put in jeopardy our ability to operate in a residential building. 

Any physical damage, breakage, and loss of items in the apartment will be charged to the guests accordingly. The management reserves the right to draw down on the bond for the recovery of loss and damage incurred.

A $350 fee may incur to any incident that requires prompt remediation by the onsite manager or in the event of a breach notice issued by the Owners Corporation against the business entity.

Pets are not allowed in apartments booked for short stays. Guests booked for a long stay need to seek management permission to have pets in the apartments prior to their arrival.

Management takes no responsibility for guests’ personal property.

All Apartments are NON-SMOKING. Smoking inside the apartment is prohibited. Smoking on the balcony is allowed, provided the balcony door is closed. You are not permitted to throw cigarette butts from the balcony.

All apartments are fully furnished and self-contained. Unless otherwise requested, housekeeping service is done on a weekly basis and it is only applicable for stays of 7 days or more at no extra cost. Additional housekeeping servicing is available on request and additional charges would apply.

Property provides 2 sets of keys per apartment booked. A third set of keys may be possible and shall be requested in advance. 

Smoke Alarm: Should the smoke alarm in your apartment be activated during your stay (for instance by cooking or using the toaster), please open windows and the balcony door. Guest MUST not open the front door once the alarm goes off as this will cause the fire alarm system in the building to go off and the fire brigade will be engaged. Guests will take full responsibility for all costs charged by the Melbourne Fire Brigade to the Owners Corporation, the owner of the lot or Waterfront Melbourne Apartments if the Fire Brigade renders any costs or charges.

You must not participate in any illegal activity at our apartments at any time. We reserve the right to immediately terminate your accommodation agreement without notice and re-enter into possession of the apartment without a refund of your accommodation payment and security bond. 

You must not assign, sub-let or sub-licence the whole or any part of the premises without our prior written consent.

You agree that the Residential Tenancies Act 1997 (Vic) does not apply to this stay and that you will have no recourse to any of the provisions therein. 

Booking Upgrade: If a guest is upgraded to a bigger apartment and other beds and towels are used, Management reserves the right to charge the correct tariff to cover expenses related to the extra usage.

Waterfront Melbourne Apartments presents various photos that represent the category of the apartment booked and may not reflect the exact apartment you will receive. Apartments within the same category can differ in terms of the position in the building, layout, furnishings, and views. We strive to accurately represent the apartment description.

Furniture, fixtures & fittings are not to be altered or moved between rooms.

Waterfront Melbourne Apartments reserves the right to debit your credit card or pursue further compensation for any outstanding charges that apply to your booking and your stay. This includes extra cleaning, rubbish removal, additional guests, extended stays, late check-outs, extra bedrooms occupied, smoking penalties, lost keys and swipes, repairs or damage to the property (in the apartment, common areas of the building or to furniture, appliances, or equipment in the apartment). 

All information or advice provided as part of this website is intended to be general in nature. Waterfront Melbourne Apartments strives to ensure that all information provided as part of this website is correct at the time of inclusion on the website.

Both guest and management agree that these terms and conditions are to be construed in accordance with the laws of Victoria.  Both parties agree that were any legal dispute arises it will be dealt with under the exclusive jurisdiction of Victorian Courts.


BUILDING RULES

There is ZERO tolerance for parties, functions, loud music, and excessive noise in the apartments. We ask that you respect the residents and guests in the building as bad behaviour towards staff or residents will not be tolerated.

Guests must refrain from gathering outside on the apartment balcony after 10pm as this may disturb the peace of neighbours.

Guests must wear suitable footwear and appropriate clothing at all times, including inside the foyer and in the lift. Guests must dry off after using the pool. Strictly no glass objects in the recreational facilities. Children under the age of 15 years must not use these facilities unaccompanied.

The appearance of clothing and other items apart from outdoor chairs is NOT allowed on the balcony or anywhere that is visible from the outside of the building under the Body Corporation. Please do not leave items such as laundry airers or clothing items on the balcony or anywhere which is visible from the outside.

Rubbish should be disposed of via chutes located near the lifts on levels 1 to 17. Recycling rooms and larger bins can be found on level 1 to 6. To discard, tie rubbish in a plastic bag and place inside the chute. Do not leave any items on the floor of the waste room.

When using the car park, guests shall stay in the designated parking spot assigned by one of our team members. Parking in the wrong spot may result in the towing of the vehicle by a third-party company not related to Waterfront Melbourne Apartments. The approximate cost of towing is $600 for the retrieval of the carWaterfront Melbourne Apartments is not liable for any cost. 

Violation of any of these terms and conditions as well as building rules will result in prompt action by the Manager.


RESERVATIONS & PAYMENT

Bookings can be made online via the Waterfront Melbourne Apartments website. Alternatively, guests can email enquiry@waterfrontmelbourne.com.au or call us on +61 3 96298877. Booking directly is guaranteed to be cheaper than any other platform. We can match rates offered on third party websites. 

Rates are structured according to the length of stay. This means that the pricing may vary depending on the number of nights you booked with us. If you need to alter your check-in or check-out dates, please be aware that this may affect the rate and new dates are subject to availability. 

Waterfront Melbourne Apartments practices dynamic pricing wherein rates may change depending on numerous factors such as room availability, seasonality, and peak events. Once a reservation is confirmed, requests for changes to the rate or additional discounts will not be entertained. 

A valid Credit Card or Debit Card is required when making a booking.

Guests are required to present the same credit or debit card used for any advance payment on arrival for card validation. Credit or debit card payments will only be accepted if the card belongs to the person making the payment (exception for corporate bookings when dealt with before arrival).

Flexible Bookings: No deposit is required at the time of booking. Full payment will be collected upon arrival. Pre-payments will be accepted for corporate bookings or when guests are willing to pay in advance via bank transfer. 

Non-Refundable Bookings: Full payment is required at the time of booking. Modification, change of dates or cancellations are not acceptedThere is no option of refund under any circumstances.

Long stays of 28+ nights: A deposit of 14 nights must be paid one month prior to the check-in date.  The first month needs to be paid in full prior to handing over the keys. Payments required monthly in advance afterwards.

The property accepts Visa, MasterCard and American Express. Credit and Debit Card payments attract a 1.5% surcharge. We encourage guests to pay via bank transfer as transfers do not incur fees.

The guest responsible for the booking must be 21 years of age. Photo ID is requested upon arrival.

Bedding Configuration: flexible options are available for most apartments. Some apartments have default beds therefore the setting cannot be changed.  Any special request should be communicated in advance.  Our trained staff will accommodate your request whenever possible. Please note there is no option of 6 single beds in the 3-bedroom apartments. 

AMENDMENT AND CANCELLATION

Amendments, changeto dates, or requests to shorten your stay are subject to availability.Management reserves the right to cancel a booking if it is shorter than the minimum number of nights required for a particular period. The nightly rate may be adjusted to reflect the change of dates and/or the length of stay. 

Flexible Bookings Policy: 7 days cancellation notice applies. If a booking is cancelled 7 days prior to the check-in date, no charge will be applied. Bookings cancelled within 7 days of arrival will incur a 1-night cancellation fee. Cancellation fee will be charged to the credit card used to guarantee the payment of your account.  

Non-Refundable Bookings Policy:cancellation or change of dates are not accepted.There is no option of refund or credit as per booking terms. 

Long Stay Cancellation Policy: 14 days cancellation notice applies. If the booking is cancelled within 14 days of the arrival day, a cancellation fee equal to 7 nights will be charged.Long stays of 28+ nights have distinct terms and conditions which will be disclosed in detail upon receipt of booking. 

No-Show Policy: If you do not arrive on the scheduled check-in date and fail to notify us of any changes, the full amount of the reservation will be charged to the credit card on file.

Post Check-in Short Stay Policy: once you have checked in, changes to your stay dates or requests to shorten your stay will not be permitted. There will be no option of refund or credit even in the event of Force Majeure. The reservation will be maintained as originally booked.

Post Check-in Long Stay Policy: 7 days’ notice is required to shorten or extend your booking. The rate offered is applicable for a minimum 28-day stay. If the booking is shortened after check-in, the nightly rate will be adjusted to reflect the number of nights stayed and the increase will be based on our short stay rate at the time of stay. This provision is applicable per calendar month according to our monthly payment terms. 

Bookings made through online travel agents such as Expedia and Booking.com will follow the cancellation policy of these platforms at the time of booking. 

Cancellation notice must be communicated in writing via email. Voice messages or verbal cancellations will not be accepted. 

If cancellation is caused by Waterfront Melbourne Apartments due to unforeseen circumstances, all money paid to date is refundable via the method paid within 7 days of a written cancellation notification. The manager will make every effort to ensure the property is available as booked. However, the manager reserves the right to make alterations/cancellations to bookings due to unforeseen circumstances.


CHECK-IN POLICY

Standard check-in time is 2pm.

Guests are required to visit our office for registration and check-in induction. Our office is located at the corner of the Flinders Wharf building (17B/60 Siddeley Street, next to the Ezy convenience store).

Office hours are from 9am to 6pm Monday to Friday.  The reception is open from 9:30am to 2pm over the weekends and on public holidays. 

Guests arriving early or departing on a late flight are welcome to store the bags in our office. The drop off and pick up of bags must be done between office hours.

After Hours Check-In: The property will send guests a detailed check-in instruction email 3 days prior to the arrival date.Please make sure to contact our office staff to arrange your after-office hours check-in. You will need to fill out our guest agreement form and have the required documents along with the security bond processed 72-24 hours before your check-in date. 

Documents required at check-in include photo IDcredit or debit card in the name of the responsible guest, completion of guest agreement form and security bond. The person responsible for the booking is required to sign a Guest Agreement Form acknowledging terms and conditions of stay at check-in. 

Credit or debit card payments upon check-in will only be accepted if the card belongs to the guest or person making the payment (exception for corporate bookings when dealt before arrival). 

In case of advance payments, guests must present the same credit card for validation on arrival. The security bond will be processed on the day of arrival upon checking-in. Bond is a pre-authorisation on the guest’s credit card. This means that the specific amount will be temporarily held and not charged, ensuring coverage for any incidental expenses during the stay. 

A security bond of $300 will be pre-authorized upon arrival and held for the duration of your stay. A security bond of up to $500 will be held for the 2-BedroomApartment bookings. Bond up to $1000 applies for the 3-Bedroom Apartment bookings. Guests unable to meet the check-in requirements will not be granted access to our apartments unless approved by the manager before the check-in date. 

Guests are given a non-exclusive licence to occupy the apartment for the duration of the stay and no longer than the agreed dates.  Waterfront Melbourne Apartments Management can re-enter the Apartment without notice upon the conclusion of the stay. If Management believes any breach of these terms and conditions has occurred guests will be asked to leave, and Waterfront Melbourne Apartments has the right to access the apartment. Provision of a housekeeping service allows access to the apartment as agreed with you. 


CHECK-OUT PROCEDURE

Check-out time is 10am.

Late check-out is subject to availability and not guaranteed during busy days. 

A late check-out fee applies to departures after 11am. Late check-outs must be pre-arranged and approved by the front office staff. 

Waterfront Melbourne Apartments offers a self-checkout system. Guests are required to return all keys upon departure. Keys can be dropped off using the “Express Check-Out” drop box located outside our office at 17B/60 Siddeley Street Docklands.

Guests must leave the apartment in a reasonable condition. No cleaning is required by the guest. An extra cleaning fee will be charged for apartments that are left too messy or carelessly dirty. Damage to any furniture, appliance or equipment will be charged to the guest credit card on file or draw down on the bond.

Luggage storage is only available within office hours weekdays and weekends. If a guest is departing on the weekend, our office staff will provide alternative options if available at that time for storage after 2pm.


PROTOCOL & PROCEDURE FOR THE USE OF THE RECREATIONAL FACILITIES

  1. Availability, and capacity limits apply for the use of the gym, pool, spa, sauna and steam room. These limits are mandated by building management and are subject to frequent changes.
  2. Amenities are restricted to residents & registered guests only.
  3. There are density limit restrictions in place.
  4. Social distancing guidelines must always be observed.
  5. Pool and gym users are responsible for removal of rubbish and personal items.
  6. Pool and gym users must maintain good personal hygiene and refrain from using amenities where they have cold or flu like symptoms.
  7. Pool and gym users must follow all reasonable directions from staff members.
  8. Pool and gym users must carry a towel and use disinfectant wipes to clean equipment after use.
  9. Guests must wear suitable footwear and appropriate clothing at all times, including inside the foyer and lifts.
  10. Guests must dry off after using the pool. Guests are not allowed to leave the recreational area wet and barefoot due to Occupational Health and Safety.
  11. Strictly NO glass objects or food and drinks are to be brought into the pool area.
